
64 Bayswater Road is a south-facing, Grade II listed terrace overlooking Kensington Gardens, positioned moments from Lancaster Gate. Constructed between 1865 and 1870, the building is a fine example of late-19th-century architecture with ornate Neo-classical detailing. Originally built as a single-family dwelling, it later became a National Westminster Bank branch in 1914 (renamed Marlborough Gate House). The upper floors were converted into four flats in the 1930s, before the building transitioned to fully residential use. Leufroy acquired Flats 1, 3 and 4 in poor condition and delivered a sensitive refurbishment and reconfiguration programme to bring the accommodation up to modern standards, while respecting the building’s special interest and listed status. Planning permission was secured and implemented to amalgamate Flats 3 and 4 into a single, substantial residence, including an approximately 80 sq m private terrace.
